Rosneft PJSC building on Leninsky Prospect (Moscow) received a “Green office” status confirmed with BREEAM In-Use certificate - one of the world’s most authoritative standards of real estate environmental appraisal.
BREEAM (BRE Environmental Assessment Method) is used for complex appraisal of buildings based on a set of consuming parameters in over 80 countries. Certification principle is based on qualitative-quantitative system of evaluation of a real estate object, which includes distribution of points through the following sections: energy efficiency and rational consumption of resources during operation, health and well-being, transport, water, waste, ecology and pollution.
Availability of the BREEAM certificate indicates high level of construction and maintenance of the building, its energy efficiency, environmental friendliness and level of comfort for people working in the building.
Rosneft office on Leninsky Prospect is equipped with several air handling units, which maintain comfort air temperature and moist the air. Office spaces planned for a large number of staff members (conference rooms) are equipped with air conditioners with heat recovery and CO2 indicators, which enlarge amount of “fresh air” if the number of people in the room increases.
The office equipment ensures comfort and safe movement of people with limited mobility: entrances are equipped with ramps and the staircase at the main entrance is equipped with an automated lifting unit.
Special attention during exploitation of the building is paid to energy saving and energy efficiency. For instance, the office is equipped with power-factor correction units to reduce power network losses and energy costs significantly. Motion and lighting sensors are used to turn off the lighting in cases of either absence of movement or sufficient natural lighting (the office uses natural light for at least 50% of working hours). Lighting on stairwells and outside premises is controlled by light sensitive detectors that disable lamps and lanterns during the day. The building was built using advanced heat-saving materials. All heating devices are equipped with temperature control units to prevent overheating the offices and maintain comfort temperature.
The office features separate collection of waste, which is subsequently deposited for recycling.
